3 Duluth Homes Priced for the First-Time Homebuyer

One of the things we love the most about our Duluth is that it’s possible to find a number of amazing homes priced just right for a first-time homebuyer or those on a tight budget. We’ve chosen three to feature from among the current listings of homes for sale in Duluth.

Spirit Valley-Denfield-Norton Park

If you’re one of those folks who can envision possibilities where few currently exist, you need to check out this house. Built in 1849, it features a sunny living room with wood floors – in fact, the home has wood floors throughout and baseboard heat in all rooms.

This isn’t a large home; it has 2 bedrooms, 1 bathroom and 792 square feet of living space. The home sits on a small lot. It does need some work, and may qualify for the FHA 203(k) program (talk to your lender). The price? $39,900. With a 20 percent down payment, at today’s interest rates, your payments (with taxes, but before insurance) will be below $1,000 a month.

Don’t let the exterior of this home fool you, venture forth to the interior and behold the doll house of your dreams!

This is a single-story home with an unfinished, walk-up attic. Built in 1917, the home has had some updates through the years, including a new furnace in 2005, water heater in 2011, roof in 2005, and a bathroom remodel.

You’ll find wood floors throughout and the charming details so typical of turn-of-the-last-century homes.

Although the home has only 1 bedroom and 1 bathroom and not suited to a family, it’s ideal for the single or couple looking for a starter home with which to build equity.

Yes, it’s in move-in condition but it does require some work – mainly deferred maintenance items.

This starter home has 594 square feet of living space and sits on a 0.15 acre lot (with lots of lilac trees) that backs to woods. It is listed at $43,000.

Piedmont Heights

Ok, so you don’t want a fixer-upper but you’re on a first-time buyer budget. Consider this lovingly-maintained bungalow in the Lincoln Park neighborhood.

Built in 1921, this home features 2 bedrooms and 1 bathroom in 949 square feet of living space. It sits on a lot adorned with lilacs and apple trees.

Inside, you’ll find new windows and, although the listing agent claims the floors are “hardwood,” they appear to us to be laminate. You decide when you view this charmer, listed at $94,900.
