Plans for a new $10 million housing development in Duluth’s Smithville neighborhood were released this week, which according to repots will include both apartment and a number of affordable townhouse residences as well. 

Being called Grand Avenue Estates, the project features two individual apartment buildings, as well as 9 detached townhouse-style residences that should live more like a single-family home than anything.

Each of the new 67 apartments will be market-rate rental units, which is significant given how active development has been around this part of Duluth. Duluth Real Estate NewsEven though the summer season is traditionally a slower time for the real estate market all over the country, it’s safe to say the summer of 2016 was significantly more competitive than just about any summer in recent memory.

As of today, the median list price for a home in Duluth, MN is $175,000, which comes out to approximately $102 a square foot. Although still higher than much of what we saw in 2015, that’s still the lowest median list price for a home in Duluth since January of this year when it settled at $174,000.

Condos Coming to 120 E. Superior in Downtown DuluthThe three-story building located at 120 E. Superior Street in downtown Duluth has an interesting history to say the least, and now, after previously being closed because of its previous owner selling synthetic drugs out of a first-floor business called The Last Place on Earth, it appears Titanium Partners LLC has now purchased the building and plans to develop a family entertainment center and luxury condo residences that overlook beautiful Lake Superior.

Chatter about Titanium Partners acquiring the building originally started last fall, however, it appears development plans are now official and finally moving forward according to a more recent report from KSTP.com.
