Buying a Historic Home in Duluth, MN
There is one rule to keep in mind if this is your first foray into the historic or vintage home market: Purchasing one of these homes is not the same as purchasing a newer home.
The terms “historic” and “vintage” at the very least mean “old.” Depending on how much rehab the house has undergone, the components may be outdated, at the end of their lives or even dangerous.
This is why a professional home inspection is an absolute must when considering signing a contract to purchase an older home. You may need additional inspections as well, depending on what the original turns up. Structural engineers, electricians, plumbers and other specialists may need to be called in.
Then there are local ordinances regarding historic homes. There may be strict guidelines that you’ll need to follow which may make rehabbing the home quite expensive.
